Homeworks Green Loan Program

Looking to make your home more energy-efficient and reduce utility costs? When paired with Mass Save, the HomeWorks Green Loan Program offers Boston homeowners financial assistance for energy-saving home repairs, helping them lower their energy costs and enhance the overall comfort of their homes.

Make your home more comfortable and sustainable with a HomeWorks Green Loan! Income-eligible homeowners who have received a Mass Save Home Energy Assessment and plan on pursuing renovations that further energy efficiency in their home can receive financial assistance through the Boston Home Center’s HomeWorks Green Loan Program.

The HomeWorks Green Loan Program can help homeowners:

  • Reduce utility bills through energy-efficiency upgrades
  • Resolve barriers to electrification
  • Enhance or unlock Mass Save incentives
  • Make necessary health and safety repairs to their property

How the Program Works

If you're a homeowner with an income between 0% and 135% AMI who is interested in green home repairs and energy upgrades, HomeWorks Green might be for you! To get started, sign up for your Mass Save energy assessment and ask your energy auditor if a HomeWorks Green loan is a good option for financing your home improvements.  If eligible, you can access financing through the Boston Home Center, along with incentives from Mass Save. You will need a referral from a Mass Save vendor. From there, Boston Home Center staff will review your program application and documents to ensure you meet program eligibility requirements, such as income and asset ceilings.

Eligibility

The HomeWorks Green Loan Program offers income-eligible homeowners interest-free loans to cover the cost of eligible repairs. (Please see the chart labeled Annual Household Income, and look at Column G.)

To participate in the HomeWorks Green Program, homeowners must:

  • Own and occupy a 1-4 unit home or condo (up to 6 units)
  • Have an annual income at or below 135% Area Median Income (AMI). This includes rental income.
    • Homeowners with Annual Household Income of  between 120-135% of Area Median Income (Annual Household Income Chart, Columns F and G) will have to match the City-funded loan 1:1 with their own funds or with a bank loan.
  • Have received a Mass Save Assessment and be able to submit a copy of the assessment as part of your application package
  • Have less than $100,000 in financial assets, whether in cash, equity in non-primary real estate, investment funds, or any other item of value, excluding the equity of the homeowner’s primary residence and government-approved retirement funds, and college savings plans;
  • Have not received home repair financial assistance from any City of Boston Mayor’s Office of Housing (MOH) program within the past 10 years. This excludes the de-leading and home buyer assistance programs.​​​​​​​
